The Project Director (PD)/ Deputy Project Director (DPD) will oversee the full execution and technical management of the Academic Building (1st Phase) of the AUW campus construction project. This role involves managing both administrative & technical aspects of the project and coordinating between the project management team, consultants, contractors and other project stakeholders to ensure timely, efficient, and high-quality project delivery.
Main Responsibilities of the Job:
Project Leadership & Administration:
- Provide overall leadership and direction for the project, ensuring alignment with the project’s objectives, approved design and timeline.
- Oversee both project administration and technical management, coordinating closely with and among consultants & constructors to ensure seamless communication and problem-solving.
- Serve as the key point of contact between the AUW Board, consultants (architectural, structural, MEP etc.), and contractors, facilitating communication and issue resolution.
- Lead change management processes, ensuring that any design, material, or timeline adjustments are managed smoothly and align with project goals.
Construction Management:
- Oversee the construction management team and lead the supervision of the construction work to ensure adherence to quality, safety, and scheduling standards.
- Manage critical on-site issues, collaborating with consultants and contractors to implement effective solutions.
- Oversee material selection in consultation with the architectural consultant and ensure proper integration of structural, mechanical, electrical, and plumbing (MEP) systems.
Technical Oversight:
- Provide technical leadership on the project, leveraging expertise in structural complexities, MEP system integration, and site challenges. Ensure that all construction activities comply with the codes, standards, and best practices.
- Manage the development and adherence to project documentation, including checklists, RFIs (Requests for Information), site orders, and inspection protocols.
Risk & Schedule Management:
- Must identify potential risks to the project construction, timeline, quality & budget and develop mitigation strategies accordingly.
- Monitor project schedules and provide actionable solutions to meet the project timeline.
Tender Preparation and Evaluation:
- Prepare comprehensive tender documents with the assistance of consultants, that will provide clear instructions to ensure bids are aligned with the project’s requirements and standards.
- Oversee the tendering process, evaluate the receiving bids and prepare a detailed report for the AUW Board by summarizing the bids, comparing key offers, assessing each tenderer’s strengths & weaknesses and recommending suitable candidates.
Other Requirements:
Education:
- Bachelor’s Degree in Civil Engineering. A Master’s degree in Construction Management or equivalent will be an advantage.
Experience:
- Minimum 20-25 years of experience in managing large-scale construction projects.
- Proven track record of leading at least 15-20 complex construction projects involving structural, MEP, and finishing system integration.
- Experience with change management, site coordination, and large team leadership.
- Prior experience working with construction management companies or builders preferred.
Skills:
- Strong leadership, communication, and interpersonal skills.
- Ability to work effectively under pressure and handle multiple tasks simultaneously.
- Familiarity with project management software and tools.
- Sound knowledge of building codes, safety regulations and standards.
Certifications:
- Professional certifications such as PMP (Project Management Professional) or similar will be preferred.
